My tenants gave notice to move and I began showing the property to prospective new tenants.  One family came and were immediately interested.  Nancy, Teddy and their young daughter seemed very nice.  I was happy when she told me the “loved the place” as soon as they walked in.  I had the place looking good and it felt nice when they commented how beautiful it was. Nancy told me “You should have seen some of the places we looked at – they were awful!”  They said they wanted the place. (more…)

Top 10 List: Tenant Screening

  • Have the prospective tenant complete and sign a tenant application
  • Check Photo I.D. for all adult applicants
  • Credit checks on all adult applicants (any recent judgements?)
    Address and history match what was provided on the application?
  • References: Verify through Land Registry for “real landlord”
  • If they are local, drive by their current residence for a peek
  • Take Photos of the Unit Before they move in
  • Full Unit Inspection – Tenants Must Sign off
  • First and Last – No Personal Cheques, Guaranteed Funds Only!
  • Utilities in Tenants’ Name (where applicable) or no Key!
