For those that may be seriously interested in this opportunity my personal rental business is ideal for someone that may wish to relocate to the area for a few years to establish a business for resale or long term investment.
Most mining areas have mobile home parks located near them for workers.
This plan would require making contact with the mining company to determine there plans for providing housing for there employees. It may actually be possible to secure financing from the mining company itself for the initial investment.
This would involve a investment up front to construct the infrastructure (roads, sewer, water etc) but once in place the individual simply needs to bring in the homes set them up and sell. Actually the sale would be made prior to bringing in the homes.
The park owner then simply manages the infrastructure collecting the lot rents. Parks in areas like this can be extremely large, small cities with support facilities such as groceries, entertainment, laundry etc all additional income streams for the park owner.
Ideally the park would be located within a reasonable distance of the mine.
Selling the homes to the miners eliminates the "difficulties" associated with this type of tenant causing damage to the property.
The volume would also allow considerable leverage in purchasing the homes creating a greater profit on resale.

Dave2, perhaps you should move part of this thread to another category. I don't think many people look down at this category.
I am not one to toot own horn. Feel free to do a heads up posting elsewhere but I would like to continue on this thread, particularly as it is one that not a lot of non serious players monitor.
As a general comment to you and Greg. The point I will make is the problem with onsite management is the need to really scale up the investment and it does not take a lot for a town of this size to be overbuilt.
If you were going to buy an existing structure the time to do it was 2 years ago when the town was dead.
I personally am in an interesting position with my existing purchases. My big debate is should I increase it or take plans to cash out.
