And don't bother asking to include utilities. That's like buying a car and asking the dealer to include a bottomless tank of gas.

I want endless gas, and how much is that bread?
Think you can throw in a rental unit?
Oh yea... Don't forget to cover my utilities, just in case the cost of heat rises...

The purpose of Law is to limit and contain harm-to-others, provide freedom and establish right and wrong.
Tenant law established the legal right to be irresponsible, damage property without consequence, lie, steal, misrepresent & spend tax payer’s dollars, free legal counsel, a biased trial system and to be lazy.
What’s left for us landlords? A broken law and.... oh yea, the bill...

just getting the name out in the paper yeah
anyway if tenants ask me to include the rent I respond that it would be four hundred more to give me a extra amount
anyways they never ask again , But it gives me a clear idea they wont pass a credit check
, I do reduce but its my way of attracting thoses I want , the tenants I want are the ones everyone wants and I dont want them to go else where to rent , still I only offer fifty less
but people seem to like being treated like that
so I actually advertise 50 more than I expect
tenants can be crazy and utilites included is giving them a blank check
