Tenant Removes LL fridge

Hi Everyone,

My tenant called me to say the fridge stopped working and so he moved it into the garage and is using his own.
Is a LL entitled to install a new fridge so that tenant does not use their own?
If an untrustworthy tenant uses his own fridge, could he use that against LL in some way?
They pay own utilities.

Looking for advice.

The LL wants to install new fridge, but tenant will not let LL in house.

Could be seen as a reduction of services, get proof that the tenant has waved his right to a provided fridge and has opted to use their own.

Any reason he may not want you to see the interior of the house?

There are many reasons he does not want me to see the inside of the house.
Several cats and dogs for one. (A dog died and he keeps it in the freezer I heard. Sick I know, but not illegal. He left dead pets for the previous LL I discovered.)
Jealousy of home owners. (As his attitude dictates)
etc.
I am working on a waiver at the moment.
Do you know how often a LL can conduct a home inspection without fear of harrassment charges? Last inspection was in Feb 2011.

He put in a new fridge, you need to make sure the fuse-box is adequate.

In my experience, the best way is to leave a proper 24 hour notice to check out new fridge to make sure it complies to the Ontario Standards.

There's a good chance something is going on. You need to inspect.

Upon inspection, found one of my tenants recently had goodies hiding in the freezer

and also has a weird fascination with spoons.....
