Apartment Renovations

Hello!

We rent our our basement and have a tentant who's first year lease ends on June 1st, 2025. We are constructing a secondary unit in the laneway at the rear of our property that will require utility draws from the main house. This will require renovation work in the rental unit for up to 2 months and want to get the advice of this forum on how to handle notice and any related negotation. We would rather not evict the tenant for renovations which I believe requires 120 days notice and a month of recompense. It would be ideal if our tenant was to leave at the end of their lease but don't believe we can ask her to terminate and end of term for this. Our thinking is to provide notice of intent of the renos assuming she will continue to live there and to maybe offer a discount on rent during the reno.

Any advice, forms, help would be great!
