Question about taxes and rent receipt

I found a new tenant with excellent credit and employment verified. The tenant is moving in on Jan. 1, 2018; we just signed the lease and the tenant provided 4 months of rent payment (they offer to do that, not my demand) as a deposit (last month + first 3 months) as well as post-dated cheques for the remaining months in the lease.
Since the deposit is provided in Dec. 2017, do I provide the 2017 receipt for the full 4 months? and do I file all the 4 months as 2017 rental income?
