Get your judgment and when you are ready to try to collect start a new thread and I'll be happy to share some of my experiences to try to help you get what you are owed. I had a bad start but have become a lot for successful in recouping as I get older and more experienced.
I like to make sure to rent to people with solid jobs and solid credit ratings (which is why running credit checks is so important). But I've rented units to contractors and self-employed people that decided it was okay to wreck carpets, kick in walls, leave the fridge full of months old pizza and owed rent. And I collected!
